What is a Home Information Pack?
Since 2007 all residential properties marketed for sale require a HIP. The HIP is a set of documents giving information about that property. Most of the documents in the HIP were historically sourced by the buyer's solicitor, however as they now form part of the HIP the buyers solicitor may choose not to source new ones and instead rely on the documents supplied by the vendor. The purpose of the Home Information Pack is to speed up the conveyance of the property when a sale is agreed and give potential purchasers information regarding the property such as energy usage. NSL Energy Assessments can provide your HIP and covers Cheltenham, Gloucester and surrounding areas.
What is an Energy Performance Certificate?
The EPC is similar to certificates provided with domestic appliances such as washing machines and refrigerators. It tells potential buyers and tenants about the energy performance of a building so they can consider this as part of their investment or business decision to buy or occupy that building. All EPCs come with a recommendation report which includes advice and suggestions on improvements you could make to save money.
Who Needs an EPC?
All buildings being offered for sale or let now need an EPC either as a standalone document or contained within the Home Information Pack. NSL Energy Assessments is happy to provide both services in Cheltenham and Gloucester and surrounding areas.
